There are generally two different classes of roofing options, one for the low sloping flat roof, and another for the steep sloping pitched roofs.  The type of roof system you choose will depend on the pitch of your roof.  A roof with a slope greater than 3:12 or 14 degrees is considered a steep sloped roof.  A low pitched roof is one equal to or lower than the 3:12 ratio.  Listed below are the types of roofing options and roofing systems.

Single-Ply Membranes – Having two main types, Thermoplastic and Thermoset variants, they are factory manufactured sheet membranes.  The Thermoplastic type can be adjusted and changed with the application of heat, while the Thermoset sets permanently after the application of heat.

Polyurethane Foam (SPF) Roofing – This type of roofing is made by mixing and spraying a binary liquid that forms the base of this adherent roofing solution.  Having the flexibility of being a sprayed and layers system it can be applied in a varied thickness to provide a natural slope to your roof and improve drainage.

One of the most costly upgrades a homeowner can experience is replacing their roof.  Due to variables based on the original construction of your home the average cost to replace a roof will have to be evaluated in person.  Roofing contractors have to evaluate the pitch, size, cost of materials and accessibility to give you an accurate quote.  With that in mind it’s not a surprise that the cost to replace a roof is subjective on which roof is being replaced.

Ballpark figures though can range from as low as $5,000 for a shingle roof, which is the most common type of roofing system in America, to the top shelf materials and design systems which can go for $25,000 and up.

Removing the Old Roof

Depending on the size and accessibility of the house the cost of removing your old roof will take more or less man hours, and that affects the price.  Along with that heavier materials are harder and take longer to remove.  Keeping this step in mind will help get an accurate quote.

The Pitch Affects the Price

One of the variables that will affect the cost of replacing your roof is the pitch, or the slope.  It’s really just a matter of how steep the roof is and how hard it will be to physically be on your roof security your new roofing system.  If it’s over a 7:12 ratio it’s considered un-walkable and would possibly require special safety precautions.  That ratio might sound confusing but the 7 is the vertical and the 12 is the horizontal, together they constitute the slope.  So for every foot your roof runs sideways it drops 7 inches.

With a roof steeper than a 7:12 you also can’t stack the materials on the roof for quick installation, they must be brought up by hand for each section, this requires extra time and safety harnesses must be worn.

Type of Roofing System

You’ve got options to fit your style, needs and geographic areas.  The types are pretty simple and all have their own unique benefits.  The most affordable option is asphalt.  This is followed by wood, tile, metal, and slate.  A shingle roof can be between about $5-7 per square foot.  That means that per everyone 200 square feet of roof you’ll be looking to spend about a thousand to fourteen hundred dollars.

That means that for a 1,200 square foot house you’re looking at 4,000 to 6,000 depending on where you are and what you need.

The most affordable roofing system, according to highly rated roofing contractors is asphalt.  Metal roofs are about twice as expensive as your asphalt options.  Slate by comparison is about 5 times the price, but also lasts a lot longer.

Knowing that asphalt is the most affordable option it should be kept in mind that it isn’t the most durable option either.  Asphalt shingles are said to have about a 20 year lifespan, in contrast a professionally installed tile, metal, or slate option can last 50 years or more!  This can play a roll in considering which option is best for you and your house.

A Path to the Project

If we are able to just back a truck right up to the house it will make the unloading of materials much quicker and simpler.  Should it not be possible to get that close to the house, it will require hand unloading which also means more man hours.
